The homes in Braewyck, a Shugart Enterprises community in King, are selling just about as soon as they are built, and the limited supply of inventory is a source of pride for builder Steve Kimel. Kimel has been with Shugart for many years, and he said that the company enjoyed one of its best years to date in 2007, despite many media reports about a slow market.
"When people purchase a Shugart Enterprises home, the home they get is structurally second to none," Kimel said. "Shugart has been in the Triad for over 40 years and is locally owned by a family, so we're not going anywhere. There is always somebody around to look after the buyer."
Braewyck's family has a long history with Shugart. Kimel's father has worked for the company for many years, and Kimel worked his way up from subcontractor to quality control to builder. He currently builds in five Shugart communities, including Braewyck, Fox Glen, Sedgemont Village, Saddlebrook and Swicegood Farms.
"Anymore, we are almost a semi-custom builder," Kimel said. "With our Design Gallery, the sky is the limit as to what the buyer can do, and we're always looking for ways to set ourselves apart from the crowd. We have a full range of prices and a variety of plans."
Braewyck features one-story townhomes with two-car attached garages. Homes are designed with enclosed patios, and buyers may also choose to add a sunroom or screened porch.
"One of the great things about Braewyck is that you get a tremendous amount of storage space," Kimel said. "With the Ashmont plan, you have a large attic over the garage, and you can add permanent stairs. The Ashmont is an open floor plan, has more than 1,400 square feet and has an option of a bonus room."
Kimel added that Shugart neighborhoods often have several "stop at paint" houses where construction is completed up to a certain point, and then continued as buyers make their selections for flooring, countertops, cabinetry and interior finishes. Many of the available options are on site at the Design Gallery, enabling buyers to see the products before choosing them for their homes. The design flexibility has attracted many buyers in Braewyck, and Kimel said that he expects the townhomes to continue to sell well during the spring market.
"Right now, we have one home available out of 34," he said. "We're getting ready to start four new units, and we'll have a total of 58 when the neighborhood is finished. There are four plans available, so buyers have a lot of choices."
Homes in Braewyck start in the $120,000 to $130,000 range, and each home comes with a 10-Year Quality Builders Warranty. In addition, qualified buyers receive assistance with closing costs when a home is financed with a preferred lender and attorney. The model home for the community is open every Sunday from 2 to 5 p.m.
