For first-time buyers with good credit, the options are many when it comes to buying a new home. And in Smith Farm and Trent Hill - two communities built by Chuck Edwards of C. Edwards & Co. - several buyer incentives
are sweetening the deal even further.
"There are a lot of good loan programs out there," said Coldwell Banker Triad, Realtors' Linda Sherrill. "And for a limited time, buyers in Smith Farm can get up to $3,000 in closing costs paid, while buyers in Trent Hill can earn $5,000 Bonus Bucks to use toward closing costs, down-payment assistance, interest rate buy-down, a reduction in price or options for their home."
Situated minutes from Highway 52 by Germanton Road, Trent Hill combines Craftsman style with a touch of Victorian flavor. Homes start in the low $100,000s, and floor plans include three or four bedrooms and two or three baths.
At Smith Farm, residents enjoy similar floor plans in a neighborhood convenient to Kernersville and Winston-Salem. From $124,900 to $136,250, existing homes in Smith Farm also include features like smooth-top ranges, built-in microwaves, tilt windows and hardwoods in the foyer. In the third phase of Smith Farm, buyers can choose from nine plans including the Davidson - a three-
bedroom, two-bath design; the Wilkes - a three-bedroom, two-bath with a one-car garage; the Raleigh - a four-bedroom, two-bath plan; and the Marion - a three-bedroom, three-bath split-foyer with in-laws' quarters.
Trent Hill and Smith Farm are representative of Edwards' continuing commitment to providing quality, affordable housing. Sherrill said that both communities should be on the must-see list for anyone thinking about buying a home in the $100,000s range.
"Depending on individual circumstances, we can go in different directions," Sherrill said. "But we can always get the homeowner started in the right direction into a home. Prices are good, and rates are great."
